Planning longer visits to Thailand? Explore the revised visa-free entry rules alongside AYANA Heights in Layan, a one-bedroom Phuket residence and the lifestyle around it.
A home in Thailand might start with the idea of escaping the British winter. Somewhere to unpack properly, find a favourite restaurant and enjoy more than a fortnight beside the sea.
Before choosing that home, however, there is an important question: what permission will you need for the time you want to spend there?
From 15 September 2026, eligible British and Irish passport holders can enter Thailand without a visa for up to 30 days for tourism, under the revised visa-exemption scheme.
Longer stays remain possible through suitable immigration routes. For prospective buyers, the change makes planning the stay alongside the purchase particularly important.
Here, we explore the practical implications, alongside AYANA Heights Seaview Residences in Layan, Phuket, a property example and the lifestyle around it.
What Has Changed for British Visitors?
Thailand’s revised arrangements replaced the previous 60-day visa exemption with a 30-day tourism exemption for eligible British and Irish passport holders.
This does not mean every foreign visitor is limited to 30 days. Other visa categories remain available to qualifying applicants.
Someone buying a home for occasional holidays will have different requirements from someone planning to retire, work remotely or spend several months there each year.
Before beginning a property search, consider how you expect to use the home.
Would you visit for several weeks at a time? Spend the winter there? Return regularly while keeping your main home elsewhere?
Establishing an appropriate immigration route early helps you choose a property around a realistic plan.
Longer Stays Are Still Possible
Tourist visas
The Royal Thai Embassy in London lists a single-entry tourist visa allowing a stay of up to 60 days, with a possible further 30-day extension.
An extension is subject to the applicable requirements and should not be assumed to be automatic.
The visa’s validity period also differs from the permitted stay. The deadline for entering Thailand is separate from the time granted after arrival.
Destination Thailand Visa
The Destination Thailand Visa, or DTV, serves qualifying categories including remote workers and freelancers, certain Thai cultural activities and eligible family members.
The embassy describes a five-year, multiple-entry visa with 180 days per entry.
Five-year validity does not mean an unrestricted five-year continuous stay. Wanting a holiday home does not itself establish eligibility.
Retirement visas
Thailand also offers retirement visa categories with age, financial and other conditions.
Published embassy guidance includes routes for applicants aged 50 or above, but age alone is insufficient. The appropriate category depends on the applicant’s circumstances and intended stay.
Property ownership and permission to stay remain separate matters.
Introducing AYANA Heights Seaview Residences
For buyers exploring Phuket, AYANA Heights Seaview Residences offers an apartment development in Layan, within the wider Choeng Thale area.
The project combines residential accommodation with shared spaces intended for leisure, exercise and everyday use.
Advertised facilities include:
Swimming pools and landscaped gardens.
A fitness centre and sauna.
Co-working spaces.
A communal living space.
A children’s play area.
Pet-friendly zones.
A sky bridge connecting parts of the development.
For someone planning longer visits, these facilities could become part of a regular routine. A morning workout, time in the gardens or somewhere to work can add to the appeal of having a base beyond a hotel room.
AYANA Heights remains under construction. The developer’s published updates describe work progressing across several buildings during 2026. Facilities should therefore be understood as part of the advertised development plans.
Why Look at Layan?
Layan Beach is in Choeng Thale, Thalang district, Phuket. Its natural surroundings offer a setting to explore for buyers who want time near the coast.
Choosing a home here involves more than finding a sea view. The position of the individual property determines how easily you can reach shops, restaurants and the places you expect to use regularly.
For longer stays, ordinary journeys matter.
Where would you buy groceries? Would you want to drive or arrange transport? How would you reach healthcare services? Would you enjoy the surroundings on days when you simply wanted to stay close to home?
A hillside location also deserves practical attention. The route between the apartment, entrance, parking and surrounding roads can influence everyday convenience.
For buyers with mobility requirements, the individual floor plan, lift arrangements and gradients deserve particular consideration.
Markets, Restaurants and Life Beyond the Beach
The wider Bang Tao and Cherng Talay area offers places to spend time away from the shoreline.
Boat Avenue has restaurants, cafés and shops, alongside its Friday evening market. Food stalls and browsing opportunities could make it an enjoyable weekly outing for someone spending longer in the area.
Porto de Phuket adds further dining choices, with Thai and international restaurants, cafés and bakeries listed in its directory.
These are destinations within the wider area, rather than a claim that they are within walking distance of AYANA Heights.
For buyers who enjoy cooking, browsing markets and meeting friends for lunch, this part of the property search can be especially useful. A home needs to work with the way you like to spend your time.
Healthcare belongs in that conversation too. Consider the services you personally need, the journey to appointments and the insurance arrangements appropriate to your stay.
A One-Bedroom Home at AYANA Heights
International Property Alerts lists a one-bedroom, one-bathroom residence measuring 57.57 square metres at AYANA Heights.
At the time of writing, the page displays an asking price of ฿10,948,526 Approx $325,719
The listing advertises sea and park views, alongside access to the development’s planned shared facilities.
A one-bedroom apartment may appeal to an individual or couple looking for a manageable Phuket base. The separate bedroom and living space provide a starting point for considering how the home would work during holidays or longer visits.
Price and availability may change. The specific unit’s views, specification, ownership arrangements and delivery terms should be confirmed in the purchase documentation.

Picture Your Third Month There
A property can feel very different during a longer visit.
Storage, cooking facilities, laundry arrangements and somewhere comfortable to spend an evening become more important once the holiday routine settles down.
If you expect family or friends to visit, think about how the layout would accommodate those plans. If you work remotely, consider whether the workspace, connectivity and immigration permission fit your circumstances.
For others, the priority might be having enough space to cook, read and relax without needing a large home to maintain.
The useful question is how the apartment would feel in your third month there, as well as on your first afternoon.
Buying in a Development Under Construction
With a development under construction, the agreed documents and specification are central to the purchase.
An independent Thai property lawyer should review the ownership or lease structure, the seller’s authority, relevant project documentation and payment terms.
The contract should explain completion arrangements, the position if delivery is delayed and the facilities included in the agreement.
Buyers should also obtain a breakdown of ongoing charges, including common-area maintenance and any separate property-management services.
This gives you a clearer picture of both the purchase and the cost of owning the home afterwards.
Looking After Your Home Between Visits
For second-home owners, the time spent outside Thailand is part of the decision.
Someone needs to receive notices, arrange maintenance and deal with problems while you are away.
Ask what management services are available, what authority a manager would have and how expenses are reported.
If rental income forms part of your plan, have the proposed arrangement reviewed separately. Understand permitted use, owner access, management charges and deductions from income.
Your personal travel calendar needs to fit the agreement. Projected rental income should not be treated as guaranteed.

Include Currency in Your Purchase Planning
If your funds are held in sterling while payments are due in Thai baht, exchange-rate movements can affect the overall cost.
Consider the timing of reservation payments, instalments and completion funds. Compare the total amount received after the exchange rate and fees.
